Terms & Conditions
Website use, reservations, accommodation and guest services
1. Acceptance and scope
By using the website, submitting an enquiry, making a reservation, paying a deposit or using hotel services, you agree to these Terms & Conditions. If you book for other guests, you must have authority to act for them and must make these terms available to them. These terms apply to direct bookings and direct services. A booking made through a travel agent, online travel agency, tour operator, event organiser, airline package provider or other intermediary may also be governed by that third party's terms. In the event of conflict, the following order applies to the extent permitted by law:
● mandatory law;
● the written booking confirmation and the specific rate or offer terms;
● any signed group, event or corporate agreement; and
● these general Terms & Conditions.
2. Eligibility and booking authority
You must be at least 18 years old and legally capable of entering into a contract to make a reservation. The person named as lead guest is responsible for the accuracy of the information supplied, payment obligations, communication with the hotel and the conduct of all guests covered by the booking. You must provide complete and accurate names, contact details, arrival information and any other information reasonably required to administer the booking or comply with law. We may request a valid identity document, payment card or other verification at check-in.
3. Reservations and confirmation
A reservation request is not binding until we issue a written confirmation or the booking platform displays a confirmation number. Please check the property, dates, room category, occupancy, inclusions, total price, taxes, deposit, cancellation conditions and guest details immediately. Room images and descriptions are representative. Individual rooms within a category may differ in size, outlook, furnishings or configuration. Unless expressly guaranteed in writing, preferences such as a particular room, floor, view, bed arrangement or proximity request are subject to availability. Obvious pricing, availability or description errors do not bind us. If we identify a material error before arrival, we will contact you promptly and offer a reasonable correction, a suitable alternative or cancellation with refund of amounts paid for the affected booking.
4. Prices, taxes and payment
Prices are stated in euros unless the booking channel says otherwise. The confirmation identifies included services and taxes. Any government levy, climate resilience fee, local charge or other mandatory amount that must legally be collected separately is payable as communicated at booking or arrival. For the hotel's standard direct accommodation policy, a prepayment equal to 50% of the total booking price is required after reservation as confirmation. Different deposits, payment schedules or non-refundable conditions may apply to a particular rate, package, group or event and will be shown before the booking is completed. You authorise the hotel or its payment provider to charge the payment method supplied for deposits, balances, cancellation fees, no-show fees and other agreed amounts. Card data for online payments is handled by approved payment service providers; the hotel does not intentionally store full card credentials on its website servers. The remaining balance is payable according to the confirmation and, at the latest, when requested at or before departure. Incidental charges may require a card pre-authorisation or cash deposit. You remain responsible for all properly incurred charges linked to your room or booking.
5. Changes, cancellations and no-shows
All changes are subject to availability and may change the price, taxes or inclusions. A request is effective only when acknowledged in writing by the hotel or the channel through which the booking was made. Unless the booking confirmation or rate rules state otherwise, the hotel's published general direct-booking cancellation schedule is: Notice before scheduled arrival Charge 14 days or more No charge for standard (flexible) rate bookings. Non-refundable rate bookings are not eligible for a refund, regardless of notice given. 13 to 8 days 50% of the total booking price. 7 to 3 days 80% of the total booking price. 2 days to arrival day 100% of the total booking price. No-show 100% of the total booking price. The 50% deposit is credited against any cancellation charge; it is not an additional charge unless the confirmation clearly states otherwise. A shortened stay or early departure may be charged as the original booking where the released nights cannot be resold or where the rate rules so provide.
REFUND TIMING
Eligible refunds are returned through the original payment method where practicable. The published hotel policy notes that processing may take up to 90 days from cancellation. Any shorter mandatory legal period prevails, and banks or payment providers may require additional time after the hotel initiates the refund.
6. Arrival, stay and departure
Check-in and check-out times are those stated in the booking confirmation or communicated by reception. Early arrival and late departure are subject to availability and may incur a charge. Reception ordinarily operates from 08:00 to 22:00, with internal access by dialling 9 and 24-hour access through +30 24280 96402. Breakfast is ordinarily served from 07:30 to 10:30. Breakfast in the room, early breakfast and takeaway breakfast or food may be available on request. Room service is ordinarily available from 08:00 to 22:00 without a separate service charge; menu prices and availability still apply. Timings may change for operational, seasonal, safety or regulatory reasons. The swimming pool may be heated and open only on holidays and selected weekends. Spa facilities are available by request and appointment. Availability of facilities, activities, food and beverage outlets, wellness services and other amenities is not guaranteed unless expressly included in the confirmation.
7. Spa appointments
Please give at least 24 hours' notice to cancel or change a treatment or spa appointment. If less notice is given or you do not attend, a charge equal to 50% of the booked service price may apply. Card details may be requested to secure an appointment. You must disclose any condition, allergy, pregnancy, injury or medication that may affect safe delivery of a treatment. The hotel may decline or adapt a service where reasonably necessary for health or safety. Spa and wellness services are not medical treatment.
8. Guest responsibilities
Guests must comply with reasonable hotel rules, staff instructions, safety notices and applicable law. In particular, guests must:
● respect other guests, employees, neighbours, property and quiet hours;
● use rooms, facilities and equipment only for their intended purpose;
● not engage in unlawful, dangerous, abusive or disruptive conduct;
● not exceed the confirmed occupancy or allow unregistered overnight guests;
● supervise children and any person for whom they are responsible; and
● report hazards, damage, loss or security concerns promptly. We may refuse entry or require a guest to leave where reasonably necessary for safety, serious misconduct, non-payment, material breach or legal compliance. This does not affect any refund or compensation rights required by law.
9. Pets
The hotel is pet friendly, subject to prior notice, room suitability, availability and reasonable hygiene and safety rules. The person responsible for the pet must keep it under control, prevent disturbance or damage, comply with vaccination and identification requirements and clean up after it. Any pet fee or restriction will be communicated before confirmation where applicable. Assistance animals are accommodated in accordance with applicable law. Please contact the hotel before arrival so appropriate arrangements can be made.
10. Damage, valuables and lost property
The lead guest is responsible for damage, extraordinary cleaning, missing items or losses caused deliberately or negligently by the guest party, visitors or pets. We may charge the reasonable, evidenced cost of repair, replacement or cleaning after notifying the lead guest. Use in-room safes or any reception safe made available for valuables. The hotel's responsibility for cash, valuables, vehicles, luggage and personal belongings is subject to mandatory hotelkeeper liability rules and cannot be excluded where the law imposes responsibility. Lost property is handled under hotel procedure and may be disposed of, donated or returned at the owner's cost after a reasonable retention period.
11. Groups, events and third-party services
Groups, meetings, weddings, conferences, sports teams and other events may require a separate agreement with different deposits, rooming lists, attrition, cancellation, conduct, supplier and insurance terms. That agreement prevails for the relevant booking. Transport, excursions, ski services, external activities, flight-and-hotel packages and other third-party services may be provided by independent suppliers under their own terms. We are responsible only to the extent required by law or expressly stated in writing. Links or introductions do not amount to an endorsement or guarantee.
12. Operational changes and events beyond control
Facilities or services may be restricted because of weather, maintenance, seasonality, safety, utility interruption, public authority measures, labour disruption, natural events or other circumstances beyond reasonable control. We will take reasonable steps to minimise the effect on guests. If we cannot provide a confirmed room, we may offer comparable alternative accommodation, a change of dates, credit or refund as appropriate to the circumstances and applicable law. Nothing in these terms removes mandatory rights concerning non-performance or lack of conformity.
13. Website use and intellectual property
Website content is provided for personal, non-commercial use and may change without notice. You may not misuse the website, attempt unauthorised access, introduce malicious code, scrape or reproduce content at scale, impersonate another person, or use the website for unlawful activity. Text, photographs, graphics, logos, designs, databases and other content are owned by or licensed to the operator and are protected by intellectual property law. You may view and print reasonable extracts for a personal booking or stay, but no other licence is granted without written permission.
14. Liability
We will provide accommodation and services with reasonable care and skill. To the maximum extent permitted by law, we are not responsible for indirect or unforeseeable loss, loss arising from a guest's breach or negligence, or the acts of independent third parties outside our control. Nothing in these terms excludes or limits liability that cannot lawfully be excluded, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, wilful misconduct, gross negligence where applicable, or mandatory consumer and hotelkeeper rights. Guests should maintain appropriate travel, health, activity, cancellation and personal-property insurance. Advice about weather, roads, ski conditions, outdoor activity or transport is general information and does not replace official guidance or personal risk assessment.
15. Privacy
Personal data is processed as described in the Manthos Mountain Privacy Policy. The policy explains the data collected for enquiries, reservations, stays, payments, guest service, security and marketing, the legal bases used, recipients, retention periods and individual rights.
16. Complaints and dispute resolution
Please raise service issues with reception as soon as possible so the hotel has an opportunity to investigate and resolve them during the stay. Formal complaints should include the booking reference, dates, relevant facts and the requested outcome and should be sent to info@manthosmountain.com. Consumers may also seek out-of-court resolution through the Greek Consumer Ombudsman or another competent recognised alternative dispute resolution body. Cross-border EU/EEA consumers may contact their local European Consumer Centre. The former EU Online Dispute Resolution platform was discontinued in 2025 and is therefore not referenced as a complaint channel.
17. Governing law and courts
These terms and direct contracts with the hotel are governed by Greek law. The courts competent under Greek procedural law have jurisdiction. If you are a consumer habitually resident in another EU or EEA country, this choice does not deprive you of mandatory protections or jurisdiction rights available under applicable consumer law.
18. General
If a provision is invalid or unenforceable, it will be limited or removed only to the minimum extent necessary and the remaining provisions will continue. Delay in enforcing a right is not a waiver. No person other than the contracting parties has a right to enforce these terms unless mandatory law provides otherwise. We may update these terms for future website use and future bookings. The version accepted at the time of a confirmed booking continues to govern that booking unless a lawful change is agreed or required. CONTACT Touristikes Enterprises Manthos S.A.
